Be prepared. Stand out to sellers.
When buyer matching launches, participating agents will see your preparation score alongside your buyer profile. They can discuss it with sellers to explain your funding position and how prepared you are. The more prepared you are, the more you can stand out as a buyer.
Your AIP or cash funds, deposit, budget and buying costs contribute here. You can wait for the right home before choosing a solicitor or planning an offer.
What might I be able to afford?Explore a budget, monthly repayments and room for everyday life.
Start with your own figures, or try a clearly labelled example. This runs on your device: the calculator does not send or save your income or spending.
Planning estimate only. The income illustration uses 3.5–4.5× gross annual income; these are assumptions, not lending limits or a personalised borrowing assessment. Actual lending can be lower or higher and depends on affordability, debts, dependants, credit history, employment, age, deposit and the property. Repayments assume a capital-and-interest mortgage at a constant rate, with no mortgage fees added to the loan. The +2 percentage point scenario is an illustration, not a lender test.

This is a preparation guide, not a list of legal conditions for making an offer. An AIP is an indication of possible borrowing, not a mortgage offer or guarantee. Check its validity with your lender. Buying procedures differ across the UK; your solicitor and mortgage adviser can explain what applies to you.
